Working for Mr Adam and Jules was a
pleasure but at the same time was a challenge for us. Why? Was the
first Side-return Extension in London with a frameless glass roof
installed. Initially, the project of the house extension was supposed to have a standard Aluminium Frame Glass roof. After a discussion
with the owners, explaining the benefit and disadvantage of having a
frameless glass roof and the architect approval we have to start the
project.
Sometimes foundation is a simple but a dirty job for every builders in London. You know where to dig but you need to pay attention of what you will find in the ground.
Build over a sewer pipe can be a difficult task as the maps of public sewers are old but the builders can find them and inspect free of charge at the local authority or at the offices of the sewerage.
Foundation deep: the foundation was dug at 1.2meter. To find out the sewer pipe we have dig at 1.8m deep and bridge it with concrete lintels as per Architect plans.
Being constructed on a small brick foundation we recommend the client to go for 1.5 m concrete underpinning at the house corner.
for exterior wall client decided for Smeed Dean London Stock Bricks and for the internal wall we have used standard Aerated Block 3.6N with a cavity of 10cm filled with Knauf Earthwool Cavity slabs.
For this project, we had 7 steels 203x203 UC23 with special crank steel to support the frameless glass roof.
1. Flat roof – being more energy efficient than a cold roof, the Warm roof was an easy task and has been completed in 2 days time with a final layer of GRP (Glass-reinforced plastic – Fibreglass roofing). For GRP roof was applied a final Grey Top Coat giving the roof with the benefit:
- Fire retardent - UV-resistant - Fully Weatherproof with a great visual effect.
2. Frameless Glass roof – inspired by skyscrapers building, where we can see a building as a glass construction, client was happy to change the design from a standard Aluminium Frame glass roof to a Frameless one.
All walls were plasterboard on dab and dot and plastered by our plastering team.
to have a contribution to his own house, the client has decided to paint the walls and ceiling by himself. In order to have a good finish happily gave the client advice regarding the mist coat layer, paint to use, caulk brand.
Underfloor heating from Wunda was installed in the new house extension.
Floor: client decided to go for natural riven tiles. We have paid attention to this type of tiles as we have applied 3 coat of sealer for waterproof and stain proof result.
Patio: as the garden level was higher than the bifold door bottom, the client decided to go with a 3 meter inside the garden and to build a retaining wall. We have tiled the floor with the same natural riven slate as we have used for the house extension.
Toilet: In order to use the space efficiently, and at our recommendations, the client decides to have new downstairs toilet under the stairs.
